We have been renting to a TWU student for over 5 years first in our old home and then in our brand new build 3 years ago. He has recently vacated and is now playing hockey in Australia. The suite is immaculate with air conditioning, radiant floor heat, contemporary colour scheme, granite counters, a private entrance and private covered patio. The living room has a sleeper couch and so it could accomodate 2 non famila people if they were comfortable with that arrangement. Previously for a period of time our student did have a roomate and it worked ok for them. The rent is adjusted accordingly $1200 for one person $1500 for two.
The rent covers hydro, internet, air conditioning , heat and hot water.
We are a family with one daughter still living at home ( age 18) and a daughter who comes by on occasion (age 25). We have our own pets so we ask that tenants do not introduce pets into the suite as it upsets our pets sense of secuirty.
We are offering the suite starting in June 2025 and are seeking quiet responsible tenants who will respect the space and our families quiet enjoyment of our space upstairs. A tenancy agreement will be required that reflects the understanding of living in a "shared space".

Parking is on the street ONLY.
No smoking or vaping of any substances on or around the property
The unit has a small kitchen that comprises: a microwave, bar fridge, induction cooktop ( 1 burner), and at the tenants request can include the addition of an air fryer and/or toaster oven or insta pot.
Laundry facilities are on the floor above the suite and can be used at the discretion of the landlord.
